Fully Managed Service

Our fully managed service will include everything listed in our Tenant Find service as well as on going management of your property which includes keeping the tenants deposit in a government approved scheme, regular property inspections, online maintenance reporting for your tenant using our latest online platform PropertyFile – this will allow your tenant to report maintenance immediately online 24/7 as well as access any emergency contact numbers. We will ensure your continued compliance with all safety certificates at the property giving you peace of mind your tenant is safe and your rental investment is legally compliant.

From time to time your tenant may pay their rent late – rest assured we have years of experience of dealing with tenants and will ensure the rent is continually chased in the right manner.

One of the most important parts of the management is your end of checkout inspection – we are experts at this, and it is this expertise which will ensure your property investment is well looked after ensuring you as a landlord aren’t needing to pay for costs which you shouldn’t need to. We will inspect the property at the end of the tenancy with the original inventory and provide a full checkout report ensuring the smallest details are picked up – if any costs need to be taken from the tenants deposit rest assured we will have the best evidence to show it is warranted.

To ensure your investment is performing the best it can, we will advertise your property as your tenant gives notice so that your empty periods are kept as short as possible.

Tenant Find Service

Our tenant find service will give you peace of mind that when we’ve moved your tenant in you will successfully be able to manage them from the outset. We will advertise your property on the major portals using beautifully taken wide angle pictures and video tour as standard. We use a comprehensive reference using a third party company which ensures your tenant is referenced to an insurable level. We will draft all of the necessary legal paperwork, advise you on all safety aspects prior to undergoing the tenancy and create full colour/picture embedded inventories.

Before your tenant moves in we will have collected the first months rent and deposit into our designated client account – we will then meet your tenant at the property and give them a property introduction to ensure they’re fully up to speed with how things work in your property.

Once your tenant is successfully moved in, you will be able to log in to our online platform PropertyFile and download any or all of your documents at the click of a button.
